  • It is actually possible to deal with the entire purchase process (only for new off-the-plan developments) without you having to travel to Bulgaria by using a power of attorney given to a reputable lawyer in Bulgaria. However we would normally recommend clients to visit at least once for peace of mind and also to experience the beauty of the country and the very genuine warm welcome that Bulgarians give to visitors. Normally the entire process from viewing the property to signing contracts can be completed in one day.
  • On your visit an experienced English speaking member of staff will accompany you to view properties you may be interested in and to advise you.
  • Transport and accommodation within Bulgaria can be arranged for you at reasonable rates.
  • Should you decide to proceed with the purchase you will be advised and assisted in the purchase process step by step – this will include;
  • Meeting with a reputable lawyer to deal with all aspects of the legalities involved in the purchase and signing contracts.
  • We will be happy to recommend good hotels in a central location should this be required and will be happy to assist with flight information or bookings. We can also organise the entire trip for you at "cost" price should you so require
 
HOW TO BUY?

Bulgaria has one of the most liberal foreign investment laws in the region in respect of real estate and foreign investors. According to the Bulgarian Constitution and current legislation, foreign individuals and companies can invest in real estate in Bulgaria either personally or through a local legal entity. Generally speaking, foreigners as individuals can acquire only buildings but not land. Only Bulgarian citizens and legal bodies such as companies (including those with a foreign owner) can own Bulgarian land.
Therefore, the most popular ways for non-residents to become property owners are:
- As far as houses, villas, flats and limited ownership rights (the right of use, the right to build a house, etc.) are concerned; you can directly purchase them as an individual.
- With reference to Bulgarian land, the procedure is that you set up a company that will be the owner of the property. You own and control the company completely. Setting up a company in Bulgaria is very easy and relatively cheap. All you need is a good solicitor or barrister at law. We can recommend some excellent lawyers in Bulgaria at very reasonable rates.

Of course, there are other ways to do it, such as:

  • Establishing a joint venture with existing local companies;
  • Setting up a new venture;
  • Acquiring a company through privatisation;
  • Making a portfolio investment;

PURCHASE PROCEDURE
The process of purchasing a property (with and without land) In Bulgaria by foreign clients

  • Find a property and determine whether it is being sold with or without land. If it is being sold with land you need to form a company as the land owner (much the same as a "Limited" company in the UK and Ireland)
  • Negotiate and agree the final price with the current owners.
    After the verbal agreement, draw up the initial contract and get the property removed from the market. (Similar to "Sold subject to contract" in the UK and Ireland)
  • Do the standard checks on: (Use a lawyer)
    - Title documents
    - Licenses and permissions
    - Debts on title
    - Terms of contract
  • Sign the Title Deed (Contract to Purchase) in front of a Bulgarian Notary Public and the Final Legal Contract
  • You are now owner of a Bulgarian property!We can advise and assist you in all stages of your transaction. We can arrange for you to give a power of attorney to your lawyer in Bulgaria so that you do not need to attend more than once. (In many cases it can all be done by post with no need to attend at all.) Our aim is to make the process as straightforward as possible for you
 
WHY BULGARIAN PROPERTY?

The last two or three years registered record property sales in areas close to the Black Sea coast and in Bulgaria's mountain resorts.
Many British and German buyers are being drawn to Bulgaria, attracted by lower property prices, a longer summer, beautiful countryside, cheap natural food and a generally easier living for people with Western pensions in a country with a much lower cost of living.

To put it in brief:

Security
Bulgarians forever moan about petty crime, yet crime levels in most towns and cities, Sofia included, are low comparioson with major world cities. Wiring your security system through to armed guards who guarantee to turn up within three minutes of an alarm will cost you some 200 euros a year.

Cost of living
A bottle of excellent Bulgarian wine costs some 2.5 euros. Beer is under 0.50 euros a bottle. Even imported goods are at half of their Western prices.

Distances
The seaside is no more than four hours away by car from any point in Bulgaria except the extreme North-West and South-East. You can cover the pedestrian centre of Sofia in a couple of hours on foot. And you can walk to the beach in Varna and Bourgas

Low taxes
Property taxes are incomparably lower than those you pay in the West

Location
Istanbul is but five hours from Sofia by car. Thessaloniki is four hours away. Budapest seven hours away by car.
